Seaside is the original New Urbanist community on 30A — the place that started the whole 30A identity in the early 1980s. What that means for HVAC, four decades later, is that a meaningful share of the housing stock is sitting on equipment installed during the original build-out or one cycle past it. The cottages, townhomes, and Gulf-front rentals that defined Seaside in the 1990s are now homes whose systems are at or past end of life, and that is the conversation we have more than any other in this community.

What makes Seaside HVAC specific

Three things, in roughly this order:

  • System age. Many Seaside homes are running on units installed in the 1990s or replaced once in the mid-2000s. That puts a large share of the inventory squarely at replacement age right now.
  • Cottage construction. Original Seaside cottages were not designed for easy mechanical access. Tight attics, crawlspace handlers, and ductwork run through walls that were never meant to be opened mean a Seaside install is rarely a quick swap-out — it is real work in a tight envelope.
  • Rental occupancy. The original Seaside rental cottages run hard during peak season. A system sized for residential family use is doing 30+ weeks of high-occupancy load every year, and that compresses the failure curve.

AC replacement in Seaside cottages

This is the most common job we do in Seaside. The home is 30+ years old, the AC is on its second or third system, and something has finally given out — usually mid-summer with a renter in the house. The work is rarely a clean replacement because the original ductwork was sized for a different equipment generation and the attic access requires care. Rental property support

If you own or manage a Seaside rental, you have a different relationship with your HVAC contractor than a primary resident does. You need same-day response when a system fails with guests on-site, after-hours availability during peak season, and check-in / check-out coordination so we are not in the cottage when the next renter is trying to arrive. AC repair is often the entry point, but the relationship matters more than the single call — having a contractor who already knows your property when something fails is the difference between a four-hour outage and a four-day one.

Salt air and coastal exposure

Seaside is close enough to the Gulf that salt-air corrosion is a real factor on outdoor condenser units, especially second-row and Gulf-front homes. Coil corrosion, fin damage, and copper line-set pitting all run on an accelerated timeline here. Maintenance plans exist mostly to catch this before it becomes a failure — a coil washed twice a year and inspected for corrosion will last meaningfully longer than one that gets attention only when it stops working.

Off-season idle and indoor air quality

The other Seaside-specific issue is what happens to a cottage when no one is in it for two months in the off-season. Closed-up homes with the AC running minimally develop humidity problems, and humidity problems become mold and air-quality problems quickly in this climate. Indoor air quality work — dehumidification, ventilation, and filtration that does not depend on the system running at full load — is part of how we keep Seaside rentals ready for the next guest.
