Inlet Beach is where 30A ends and where most of the corridor's recent construction has concentrated. Systems here are 1–12 years old — new enough that manufacturer warranties are still active, old enough that first-generation installation problems have had time to surface.
New construction doesn't mean a properly installed system. During the pace of Inlet Beach's buildout, some installs got the full treatment — refrigerant charge verified with gauges, ductwork sealed and tested, load calculated via Manual J. Others didn't. A system sized by square footage on a Gulf-front home with large window walls facing south is likely undersized by 20–30%. It runs constantly, never quite reaches setpoint in peak summer, and carries the humidity it should be removing. If you've been told "that's just how beach houses are," that's worth questioning with a proper diagnostic.
Inlet Beach's newer housing stock is also a strong fit for heat pump systems. Gulf Coast winters are mild enough that heat pumps operate in efficient heating mode nearly year-round, and the federal efficiency tax credit — up to $2,000 for qualifying equipment installed in a primary residence — applies through 2032. On a system you'll own for 15 years, that math is real.
