What '30A HVAC' actually means
When clients call us about a '30A property,' they almost always mean one of these things: a luxury vacation rental they're renting by the week, a second home used seasonally, a new construction project in one of 30A's planned communities, or a short-term rental managed by a property management company. Vacation-rental equipment standards
30A vacation rentals run 11 months a year with guests who don't conserve energy and won't tolerate a warm unit at 2 a.m. We spec equipment differently for rentals than for primary residences — higher SEER2 ratings to absorb the runtime, corrosion-resistant coils for the salt environment, and communicating systems where a single status dashboard monitors everything remotely.
